$150k detention tanks in rock, avoided

The approved DA required 30,000 litres of on-site detention. Tanks buried underground, excavated into rock. Estimated cost: $150,000.

The site was already draining better than before. The proposed build actually reduced peak stormwater runoff. Installing all that detention made no technical sense.

The architect asked whether this condition could be challenged. The stormwater was remodelled and put to the Council: the DCP is not justified when runoff goes down, not up.

After a fight, Northern Beaches Council agreed. No OSD. No rock excavation. $150k saved. Extra space below the building.

The approved design is not always the right design. With a few questions and the right approach, better design is possible, even outside the rules.
